Everything You Need to Know About House Leaks

Pipe Leaks

slab leak detection sarasota sl

Water leaking into your home or business can cause all sorts of damage. One pipe that bursts or leaks can cause you to have to replace drywall, paint, carpet, furniture, electrical wiring, and more. Since these repairs can be expensive, it’s important to detect and diagnose leaks as soon as possible.

The moment you notice a wet spot on your walls or ceiling, a squishy spot in your carpet, or an unusual puddle on the floor, it’s time to start diagnosing the problem. Note that, while these are the most obvious signs of leaks in your house, there are other, more subtle ones.

Sometimes, a pipe only has a very slow leak or it only leaks under very particular circumstances. These leaks can go unnoticed for a long time before they make themselves known. Be on the lookout for inexplicably low water pressure, mold or mildew growth that doesn’t have another cause, the sound of running or trickling water, and unusually high water bills. All of these can be signs that you need to make sure your plumbing is working properly.

Before you panic about your pipes, though, make sure the cause isn’t more mundane. Ask around to see if anyone spilled anything, or maybe a pet had an accident. Check to make sure that things like shower curtains and bath mats are in their proper places, blocking or soaking up the water as they were intended to do. Sometimes, what looks like a leak actually has a very different cause. If you think you have a pipe leak, call Wimpy’s for fast and reliable pipe repair or repiping in Sarasota or the surrounding areas.

  • Low water pressure
  • Mold/mildew appearing
  • Other signs of a leak
  • Sound of water dripping

Slab Leaks

The pipes that bring fresh water to your home are cemented into the foundation of your house. If that foundation shifts or there is an earthquake and the pipes crack, you can end up with water leaking into the cement under your home.

This is called a slab leak and it can do major damage to your home unless you call in a plumber right away. At Wimpy’s, we’ll find out exactly where your slab leak is located, which will tell us what we need to do to fix it. Before you know it, we’ll have the slab leak repair completed and your home will be back to normal.

Shower Leaks

Showers are common sources of bathroom leaks. If your puddle or wet area grows when you run the shower, try fixing your shower arm. This threads into an elbow fitting inside your wall. Plumbers can usually repair this easily, with an easy-out tool that they carry on their trucks. You can also buy this took at your local hardware store. Simply trim the end of the tool until it is shallow enough to fit into the elbow fitting. Then, unscrew the broken thread and replace it with a new shower arm. When you’re done, be sure to test the shower again. If the leak is gone, you fixed your problem.

If your shower is still leaking, though, the shower pan is another likely culprit. The shower pan is a sort of safety liner, something like a water bed. In older homes, these can deteriorate because of age. They can still break in newer ones, though, often sustaining damage during construction. Tile can keep the shower from leaking for a time, but eventually, you will see the results of the damage and need a replacement pan.

In order to check the shower pan for leaks, cover the drain in your shower and fill the whole thing with 2-3 inches of water. Let it sit for a while. If you see evidence of water returning to where you had previously cleaned, then your pan has a leak. This isn’t something that most homeowners should replace by themselves. Instead, call Wimpy’s Plumbing or go online to schedule an estimate.

Leaks Behind Walls

Leaks behind walls can cause some of the most damage and be the most difficult to diagnose. These leaks tend to stay hidden until the wall becomes wet enough to turn dark or feel squishy. You may also experience one of the symptoms of hidden leaks mentioned above.

It’s easy to panic when you realize something is leaking behind your walls. Unless you are comfortable cutting into your walls and diagnosing the problem yourself, you will want to call a plumber to do this work for you. This is the best way to minimize the damage done to your home, since plumbers are trained to fix your leaks with a minimum of hassle.
Sometimes, repiping part of your system is the best way to fix a leak, especially a hidden one. After all, if one part of the system goes bad, it can indicate that other parts of the system are on their way to failure, too. Also, water can carry corrosive minerals. If you have had a small leak for a long time, there’s a good chance that the leaked water has damaged or is damaging the other parts of your system that it leaked onto. The easiest and quickest way to figure out what is best for your home is to call a Sarasota plumber for leak detection.

Sewer Line Leaks

Every drain in your house eventually flows into the main sewer line, which flows from your house into a much larger sewer line in the street. In most locales, the homeowner is responsible for maintenance and repairs of the line that leads from their home to the street. Unfortunately, leaks in this line can go unnoticed for a long time.

leak coming through floor

Keep an eye out for anything unusual about the way your Sarasota plumbing is working. Unexplained sounds of running water, for instance, can indicate a sewer line problem. Also, notice any unpleasant smells that don’t have another explanation. Leaky sewer lines can cause an overgrowth of bacteria, mold, or fungus, and none of these smell very good.

Keep an eye out for things changing in your yard, too. Leaky pipes can cause extra water to pool underground, so you may find that your grass or shrubs are growing quickly or extensively in one particular area of your yard. While this can be nice for a while, the bacteria released by a sewer leak usually kill your plants eventually. Look, too, for rats or other undesirable animals who may be attracted to a particular part of your yard. If they suddenly appear and you can’t get rid of them, it’s probably time to check your pipes.

Some of the most difficult leaks that can occur in a home are when sewer pipes leak underneath the concrete foundation of your home. These are called slab leaks, and even plumbers can have a hard time detecting them and pinpointing the problem area. Look for new cracks in your foundation, as well as buckling in other concrete, like in your patio, walkways, or driveway.

If you suspect any sort of sewer leak, but especially one under the foundation, contact Wimpy’s Plumbing right away. We will do what it takes to figure out what is going wrong at your house, and we will give you a estimate on your sewer repair in Sarasota.

Dealing with Leaks – Your Main Shut Off Valve

When water starts leaking in your home, the main shut-off valve is your best friend. This turns off the water to the entire home, giving you time to figure out what is going wrong and to get it fixed without sustaining massive amounts of water damage. If you suspect any leak, you should turn off the water at this valve. If you’re wrong, there’s no harm done. And, if you’re right, you can save yourself a lot of time and hassle by cutting off the flow of water before it saturates any part of your home. The main shut-off valve is almost always above the ground, against the wall of your home. If you have a basement, it may be down there. A lot of homes have special panels built into the wall especially to make easy access to this valve. If you have an older home, though, keep in mind that your valve may be underground. If you’re buying a home, be sure to get this information from the previous homeowner or your inspector, so you can be prepared in case of a plumbing emergency.

You should also test your main shut-off valve. Make sure that the handle turns easily, and that it effectively stops the flow of water into your home. You can test it as often as you need to, in order to make sure that it works well and that everyone in the house can use it. Even children should be able to turn the valve with ease, which can come in handy if there’s ever a water crisis in your home. If you don’t know where your main shut-off valve is or if it doesn’t seem to be working well, it is worthwhile to call a plumber in Sarasota.

They can help you locate the valve, even if it is well-hidden, and they can tell you what needs to be done to repair a valve that doesn’t work well. For instance, many homes do not have a high-quality brass valve for their main shut-off. Since brass does not react with water the way many other metals do, it is the first choice for this important part of your plumbing system. Investing in a good valve now means you won’t have to worry about it not working when you need it. Wimpy’s Plumbing would be happy to give you an estimate on a good main shut-off valve, or to help you find your shut-off in the first place.

What to Do When You Have a Plumbing Leak

If you’re not sure or there’s no other explanation for the water in your home, start by cleaning up the water as best you can. This will be easier if it is a puddle than if your wall is soaking wet. Soaking up at least some of the water, though, will help you figure out what is leaking and where it’s leaking from. Once the area is as dry as you can get it, run the nearby water sources. If you can’t see them, it can be hard to tell which pipes go where, so you may need to turn on all of the water sources in your bathroom to check for leaks.

And remember, if your facing a leak and need help, Wimpy’s is here and ready to take care of you! Have no fear, because your Sarasota plumbers from Wimpy’s are here! We can answer all of your slab leak questions and help you find the solutions you need.

What is a Slab Leak?

Slab leaks in Sarasota are fairly common. A slab is another name for the concrete platform reinforced with rebar that sits under your house. It provides the foundation for your home and keeps it from sinking into the ground.

Most of the time, the pipes that bring fresh water into your home sit under the slab or are buried inside it. When they leak, they can be hard to access because of the concrete, and they can cause major problems for the foundation of your home.

What Causes Slab Leaks in Sarasota?

Most slab leaks in Sarasota are caused by shifting soil under your home. If the soil moves or gets compacted, it can put pressure on the pipes. Over time, this pressure can cause them to crack and break, or it can cause the slab to crack and break, which damages the pipes.

This usually means that you end up with water pooling or running under your home. Over time, this can cause erosion, which can cause even more cracking, breaking, and leaking pipes.

If you think you might have a slab leak, call our Sarasota plumbers from Wimpy’s Plumbing right away. We can help you fix the problem before the damage gets any worse. If you suspect a leak in your home, you’re overdue for slab leak detection in Sarasota.

Why Won’t My Toilet Flush Solids Out?

Why Won’t My Toilet Flush Solids Out?

why won't my toilet flush solids out

Many years ago, toilets, water closets or hoppers as they were called way back when, used 7.5 gallons of water.  Most people never had a problem with their toilet not flushing out all the solids.  Today, with the federal water conservation act, toilets are mandated to use 1.6 gallons or less to do the same job.  Unfortunately, some of these newer toilets don’t work as well as the old 7.5 gallon water closets. Keep reading to learn more about this from your Sarasota plumbing experts!

IF YOUR TOILET WON’T FLUSH, IT COULD BE ANY OF THESE ISSUES

  • The tank is too small. Everyone is trying to save water and so toilet tanks are getting smaller and smaller. If yours is too small, your toilet won’t flush or won’t always flush, no matter what you do. If you need a new toilet installation in Sarasota, Wimpy’s can help!
  • You have water flow issues. If there’s not enough water getting into your toilet’s tank or if the tank is leaking, it won’t have the water it needs to flush well. From water treatment in Sarasota, to drain cleaning or repiping, our plumbers can help with water flow problems in your home.
  • Your jet hole got plugged. This is the small hole under the front of your toilet. It can get plugged with hard water deposits or objects.
  • Your septic system isn’t working. Many septic problems can cause issues with toilet flushing. You may need a new outlet filter for your tank or a new drainfield. Don’t try to fix your septic system yourself.

Toilet Flushing Help

Some important things to check that your Sarasota plumber would tell would be:

  • Lift off the tank lid and make sure the water level is up to the factory water mark line. This is usually one inch or less below the overflow tube in your toilet tank. Raise the water level if it’s lower than that, because this makes a huge difference in how toilets flush.
  • Check the jet hole in the front of the bowl under the water. This hole should be clear and you should feel the water jetting out of it when you flush it. If the jet hole appears to be clogged up, it is usually from hard water deposits such as calcium and lime.
    • I know a plumber in Sarasota that will use the special tool, part # 446108-A, commonly known as a bent clothes hanger, to poke in the jet hole to break away the deposits. This will work quite well along with a small screwdriver.
  • Check the valves. If water is leaking, replace them.
  • Check the incoming water lines. If they are bent, clogged, or broken, they will need to be replaced.
  • Call for help. At Wimpy’s, our Sarasota toilet repair experts know how to fix a toilet flush, how to get a toilet to flush, and how to fix a slow flushing toilet. We’ll find the problem and fix it as fast as we can so you get your house back to normal ASAP.

SEPTIC SYSTEM CARE SUGGESTIONS BY SARASOTA PLUMBERS

Septic systems do need care, and could be the cause of your flushing problems.  Here are some things you should avoid doing:

  • Don’t drive over your tank and drainfield or compact the soil in any way.
  • Don’t dig around the tank or drainfield, or build anything over it, and don’t cover it with a hard surface such as concrete or asphalt.
  • Don’t plant anything over or near the drainfield except grass.  Roots from nearby trees and shrubs may clog and damage the drain lines.
  • Don’t use your garbage disposal like a goat.  Limit its usage.  Disposals increase solids loading by about 50%
  • Don’t use your toilet as a trash can or poison your system with harmful chemicals.  Chemicals kill bacteria that help purify the wastewater.
  • Don’t waste money on septic tank additives.  The bacteria needed to treat wastewater is naturally present in sewage.  Additives can re-suspend solids causing your drainfield to clog.  Additives do not eliminate the need for routine pumping of your tank.
  • Never enter a septic tank — toxic gases from the tank can kill.

Tips When Your Toilet Won’t Flush from Wimpy’s Plumbers

Now, if you were used to larger volume holding tanks on your old toilet and a plumber installed a new water closet for you, and you are having trouble with your new toilet not flushing out all the solids, try flushing more frequently. Also, if you use less paper this may help.  Holding the trip lever down until all the water empties the tank will usually help clear the bowl so the solids flush out completely.

The water closet Wimpy’s Plumbing & Air recommends, is the Gerber Avalanche water closet, in an elongated,  comfort height model.  This particular model has a large water spot in the bowl, which is more sanitary.  Also, it does a very good job of flushing out the solids with the first flush. Learn more about why we recommend the Gerber Avalanche here.

House Pumps, Submersible Pumps, Pressure Tanks and Water Softeners.

House Pumps, Submersible Pumps, Pressure Tanks and Water Softeners in Sarasota.

House pumps, Submersible pumps, pressure tanks and water softeners in Sarasota – all of these are essential  to keep working, so you can have water.  When you go to your kitchen or bathroom faucet, does it even occur to you that water might not come out?  If one of the pumps doesn’t turn on, then you won’t have water.  Since Fall is upon us, the leaves are starting to fall.  One thing you should do is to keep the leaves and debris clear of the pump and pressure switch.  One of the most common reasons for having no water and the pump not turning on, is the pressure switch could not make contact with the points inside the pressure switch.  What we find a lot of times is the area around the pressure switch is full of leaves and debris, making this an ideal habitat for ants.  The ants love to crawl into the pressure switch and when the points close they are in between them and they get electrocuted and die.  This makes the points dirty and they cannot make contact to turn the pump on.  So the moral of the story is to keep it clean and clear. Then when you turn your faucet on this Fall, you may not get that sinking feeling, when nothing comes out.

Also, since this is Fall in Florida, I’m quite sure some of you will have house guests from the North.  We can help you make sure that the Plumbing in your home is ready for the additional load.  It is better to be prepared than to be surprised.  Why not have your Plumbing system checked by your Sarasota Plumber?  It may save you the agony of having no water or not being able to flush.

Pipe Bursting By Wimpy’s Allowed Church Service in Sarasota To Stay On Schedule.

Pipe Bursting By Wimpy’s Allowed Church Service in Sarasota To Stay On Schedule.

Pipe Leaks Sarasota Florida

Pipe bursting by Wimpy’s allowed church services in Sarasota to stay on schedule last week.  When the original cast iron waste lines started causing stoppages due to breaks in the old cast iron waste lines, Wimpy’s Plumbing & Air came up with some options for the church.  The main concern was staying open, so the church could continue to have services.  So instead of the time consuming chore and the associated clean up of cutting concrete, even though Wimpy’s has the Hilti’s Dustless Technology concrete cutting system, they chose to use their pipe bursting equipment to save time on the installation and the prep work.

According to Bubba Butler, President of Wimpy’s Plumbing & Air, in Sarasota, Florida, new pipe is always the best choice if the job conditions warrant it. Using a material called HDPE pipe, their crew were able to pull a new 4″ HDPE pipe through the old cast iron waste line by pipe  bursting the old cast iron line under the concrete floor.  The job turned out very well. And church services are able to continue this Sunday morning.

Technology today is so important when looking to replace old pipes that are causing problems, says Bubba Butler.  Wimpy’s is always on the forefront of what can be improved in our industry.  Whether it be replacing old pipes with new or using a liner inside the existing pipe, you need a Plumbing Professional to give you an honest evaluation of your particular circumstance.

Whether the plumbing problem is in your home or your business, Wimpy’s can do it all. Ask around, because they have been around.  Forty three years of fixing or replacing the plumbing in homes and businesses in the Sarasota and Bradenton area.  Wimpy’s is  here to stay, while giving you the peace of mind that you have chosen the most Professional Plumbing Company around.

Bubba Butler credits the success to his entire team.  Without the right people that they have, they would just be another Plumber in Sarasota.  Need a Plumber in Sarasota?

Faucet handle doesn’t turn hot in the shower.

Faucet handle doesn’t turn hot in the shower.

The faucet handle in your shower that controls hot and cold water coming out of your shower head, has been a popular complaint lately.  Customers call up our office and say that when they turn the faucet handle to hot, it does not get hot.  Is this happening to you?

Our team of plumbers can either explain to you how to fix it yourself or we would be able to send a professional plumber to your home to fix the faucet handle that doesn’t turn hot in your shower.

With the newer style positemp cartridges or the thermostatic mixing,tub/shower cartridges that the manufacturers are using in their tub and shower valve bodies, there is far greater chance of them getting calcified from hard water and not function properly.  When the cartridge gets calcified, it can cause the valve not to work properly, thus the problem of the faucet handle doesn’t turn hot.

This calcification is a slow process and one day, it’s the straw that breaks the camels’ back, so to speak.  When this happens, you will not get hot water out of your shower valve.  This is where maintaining your plumbing system comes in.

The water in Sarasota,Florida comes from our aquifer.  It contains calcium and magnesium.  These minerals make the water hard.  The best thing you can do for your plumbing is to not have these minerals stick to any parts of your plumbing or appliances.  To do this, you can either soften the water or condition the water.  The professionals at Wimpy’s Plumbing will be able to explain which would be better for your specific conditions.

Whether you are on your own private well or you have city or county central water, you should be concerned with your water quality.  You would see a lot less of your plumber since your faucet handle would get hot water a whole lot longer before it needed repair, if you had conditioned or softened water.

Wimpy’s Plumbing & Air, is the Plumbing Company that will test your water at no charge and give you an honest evaluation to address your specific needs.

Leak On Floor When Bathroom Sink Runs

Leak On Floor When Bathroom Sink Runs

Water on the bathroom floor or on the floor of the wall behind the bathroom, maybe the kitchen?  We had this happen to a good customer the other day.  They had just gotten back into town and turned on their bathroom sink faucet.  The husband noticed water on the floor coming out from under the refrigerator.  They had just gotten a new refrigerator and thought maybe the ice maker line connection was leaking.  He pulled the refrigerator out and checked the ice maker line, that was fine.   But there was still water on the floor.  That’s when he called a professional.  Wimpy’s Plumbing & Air, sprang into action and within a hour of the phone call, we were at the home in Sarasota with the plumbing problem, investigating the cause of the water on the floor.

When we arrived we found that the original plumbing waste line serving the lavatory, had finally worn out.

After cutting the mud tiled wall, behind the vanity using our Hilti Dustless Technology cutting equipment to eliminate all the dust from cutting concrete, we were able to show our customer the problem (“See in Action“).  The original inspection tag was still on the copper lavatory waste arm that was leaking from the holes in it. The tag was dated February 2, 1955!  How’s that for getting some life out of your plumbing system!

Plumbing problems like this, is very similar to having surgery done on your body by a surgeon.  First, they diagnose, then prep the area, perform the surgery, clean up and follow up.  So, Plumbers are just like Doctors.  Would you want your surgery performed by someone other than a licensed surgeon?  Would you want the heart of your home, the plumbing system, to have a band aid put on the plumbing ailment, or have the proper surgery done to ensure longevity?

Rest assured, Wimpy’s Plumbing & Air will always to what is your best interest.  We are the surgeons in the Plumbing Industry.  We don’t put on band aids.  We are the Real Thing.

For immediate assistance with your plumbing emergencies, call 941-322-1911 or schedule on line, www.LoveYourPlumber.com.  How does that motel commercial say it, we’ll leave the light on for ya!
